The First Steps
We can provide you with detailed reports and quotes on possible development options for your piece of land. We’re happy to talk to you about your project with an initial, no obligation consultation. We offer a professional land development service with expert knowledge of council district plans and by-laws.
With experience in facilitating land development and implementing subdivisions, we are able to manage your whole project for you from development and planning, right through to building and construction. Our services include the development of plans for the overall development layout, preparation of resource consents, designing and collaborating earthworks for roading and services, and overseeing legal boundary surveys where required.
Expertise
Using only the best engineers, surveyors and contractors in the industry who are up-to-date with best practice techniques and solutions, we are able to assess the adequacy of individual sites for planned development – however big or small. Our initial assessment would involve site inspection, inspecting council drainage records, reviewing district plan rules, searching for certificates of title, and giving advice on the most sustainable form of subdivision.
How Does it Work?
We would love the opportunity to work in partnership with you on the proposed development, providing assistance to help maximise your investment. When staging developments, we can increase market values as the demand for new housing escalates within the industry. By choosing Friday Homes as your exclusive subdivision contractor, you’re sure to have the winning formula.
Friday Homes will agree to purchase either one of the high visible sections within the development, as our contribution to the development. We will then, and at our own cost, proceed with the planning and consent for a proposed show home enabling us to market the development.
Our staff, or the assigned agents, will be onsite to meet with new enquiries as part of our service to you. This concept has been tried and tested with great success on previous subdivisions. Our experienced team will be in charge of all aspects of marketing using a combination of both digital and print methods.
Friday Homes will supply full marketing plans ready for the market including 3D renders. Once a contract goes unconditional, Friday Homes will proceed with full working drawings and submit the necessary applications to council for building consent purposes. With a dedicated team of licensed builders and trades assigned to your subdivision allowing us to facilitate multiple builds, we anticipate construction to take sixteen weeks till settlement with the purchasers.
Our Services to You
Friday Homes will be working behind the scenes on all available sections, obtaining building consents when required. We also deal with client’s requests and needs, and it’s our intention to allow a small variation list for the clients to consider upon purchase. All additional costs will be invoiced directly by us to the clients, keeping additional costs separate from the sale and purchase agreement, simplifying the process even further.
Once a sale has gone unconditional and is ready for the building phase, our project management team will take you through the build process. At this point they will be your point of contact for the duration of the build. Together with our project management software we will provide you with up-to-date progress on site from the comfort of your office or home.
